What Central Texas does to a roof

Roofs here fail for local reasons, and the reasons are specific enough to name.

Hail. The Austin metro sits in one of the most active hail corridors in the country. Storms build over the Hill Country and cross I-35 with thirty miles of organizing behind them, which means weather arriving in Kyle, Buda, or Del Valle is rarely in its opening stage. Impact resistance is a real product decision here, not a line on a wrapper.

Heat. Central Texas sun kills the small parts first. Neoprene pipe boot collars crack. Sealants give up. Mastic troweled into a valley — which should not have been the construction method to begin with — dries and splits. These are the components that fail years before the shingle does.

Age. Central Texas grew fast after 2003 and the housing stock reflects it. A large share of roofs in this market are now fifteen to twenty-five years old, which is exactly the window where the small parts have failed and the shingle still looks fine from the driveway.

Shingle and metal roofing

Most roofs we install in Central Texas are one of two systems. They fail differently, cost differently, and last differently, and the right answer depends on the roof rather than on which one is fashionable.

Shingle roofing. We are an Owens Corning Preferred Contractor, which means factory certification to install their systems and the training that goes with it. That certification is also what allows the manufacturer’s material warranty to apply as written rather than as an argument later.

In this market the specification that matters most is impact resistance. A Class 4 impact-rated shingle is built to take hail that would bruise or fracture a standard architectural shingle, and many Texas carriers discount premiums for it. On a roof under the I-35 hail corridor that is not an upgrade to consider — it is usually the starting point.

Metal roofing. We are a Gold member of the Metal Roofing Alliance and install standing seam and other metal systems. Standing seam conceals its fasteners in the seam rather than driving them through the panel face, which removes the most common long-term leak path on exposed-fastener metal.

Metal costs more up front and lasts substantially longer — commonly two to three times the service life of asphalt. It also reflects solar radiation rather than absorbing it, which matters more here than in most of the country. Metal responds to hail differently too: it may dent cosmetically where a shingle would fracture and lose granules, so the roof keeps performing after a storm that would have started a claim on asphalt.

Which one. Slope, structure, budget, how long you intend to own the building, and what your carrier rewards all move the answer. We will tell you when the cheaper system is the right one. We also install tile and low-slope systems, and we are Mule-Hide certified for flat and low-slope work.

How we work

Most of a roof disappears. Once underlayment is down, nobody sees the deck again. Once the shingles are on, nobody sees the valley metal or how the step flashing was terminated at the wall. That single fact shapes how we run a job.

A free inspection, with a finding attached. Not a sales visit. We look at the roof, document what we find, and tell you what it actually means — including when the finding is “this roof has years left.”

A written scope, line by line. A document that says “tear off and replace with architectural shingles” has described roughly a tenth of the work. Ours names the tear-off extent, the deck inspection method, where self-adhered membrane goes, valley construction, every penetration boot by material, step flashing and its relationship to the wall covering, counterflashing method at masonry, ventilation as a balanced system with intake and exhaust stated together, fastener count and the wind rating the assembly is installed to, and who pulls the permit. You can compare it against any other bid line by line. That is the point.

A photographic record of the stages you cannot inspect later. The deck after strip. Membrane and underlayment placement before shingles. Flashing at each wall junction before it is covered. Those photographs take a few minutes and they are the only evidence that will ever exist for most of the work.

A workmanship warranty in writing, two to ten years, separate from the manufacturer’s material warranty. Two different things. We put both in front of you.

Inspect, repair, or replace

Inspect if the roof is over ten years old, if a storm has passed over, or if you are buying or selling. Free, and there is no pressure attached to the outcome.

Repair when the failures are isolated and the field of the roof is sound. A cracked boot, a lifted ridge vent, flashing that stopped short at a wall — these are repairs, and a contractor who tells you otherwise is selling you something.

Replace when the failures repeat across the roof, when the deck is compromised, or when age plus storm history means you would be repairing the same roof annually. On replacement we would rather substitute the details that failed than reproduce them: a more durable boot collar in place of bare neoprene in full sun, metal in the valley in place of mastic, fasteners into framing at the ridge in place of fasteners through sheathing into air.

None of that is unusual work. It is the difference between a roof that reaches its design life and one that does not.

Storm damage and insurance claims

After a storm we tarp first and sort out the rest after. Emergency tarping stops the loss from growing while the claim gets organized.

Then we document. A replacement erases the physical record of whatever the weather did, so photographing the roof before it comes off is not a formality — it is the evidence your claim rests on.

Texas claims turn on details most homeowners meet for the first time under pressure: your deductible, whether the policy pays actual cash value or replacement cost, and the appraisal provision that exists for when you and the carrier disagree on the number. Is the inspection really free?

Yes, including the written finding. If your roof has life left in it, that is what the report will say.

How long does a replacement take?

It depends on the size and complexity of the roof, and we will give you a timeline with your written scope rather than a guess on the phone. Weather moves schedules, and we would rather move a date than install underlayment into a forecast.

Do you handle the insurance paperwork?

We document the damage thoroughly, provide the written scope your adjuster needs, and meet the adjuster on site. We work the claim with you. We do not guarantee carrier decisions — anyone who does is telling you something they cannot back.

What does a roof cost in Central Texas?

What is the difference between your warranty and the manufacturer’s?

The manufacturer warrants the material. We warrant the installation, two to ten years depending on the system. Most roofs that fail early fail on installation, not material — which is why the second one matters.

My roof looks fine but it is twenty years old. Does it need replacing?

Maybe not. The parts that fail first here — boots, sealants, flashing, ridge vents — are not visible from the ground, and the shingle field often looks fine while they are gone. That is what the inspection is for.
