Ask three contractors for a metal roof quote and you can get three numbers that are thousands of dollars apart. That is not always someone padding the bid. More often it is because “metal roof” describes two completely different systems that happen to be made of the same material, and nobody explained which one you were being quoted.
Here is what each actually costs around Austin and Central Texas, where the price difference comes from, and the one situation where we tell homeowners not to buy metal at all.
Standing seam panels lock together at raised vertical seams, and the fasteners are hidden underneath. Nothing penetrates the surface of the roof. The panels are attached with clips that let the metal expand and contract as it heats and cools, which in a climate that swings from 30 degrees in January to a 160-degree roof surface in August matters more than people realize.
Exposed fastener panels — R-panel, corrugated, screw-down, whatever your neighbor calls it — are screwed straight through the face of the metal into the deck. Each screw has a rubber washer that seals the hole. A 2,000 square foot roof has a few thousand of those.
Both are real metal roofs. They do not age the same way, and they should not be priced the same way.
Use a current written estimate for the measured roof. Compare the same included work, materials and exclusions across proposals:

| System | What the quote should identify | Maintenance and warranty questions |
|---|---|---|
| Architectural asphalt shingle | Product line, tear-off, underlayment, flashing, decking and ventilation | Written warranty terms and the recommended inspection schedule |
| Exposed-fastener metal | Panel profile, gauge, finish, substrate, fasteners, closures and trim | Fastener and seal maintenance, finish terms and workmanship coverage |
| Standing-seam metal | Panel profile, seam, gauge, finish, attachment system, substrate and trim | System-specific maintenance, finish terms and workmanship coverage |
Roof area, pitch, height, access, penetrations, valleys, decking and the selected system all affect price. Service life also depends on installation, exposure and maintenance. For condition and planning factors, see how long a roof lasts in Texas.
Labor is one part of a metal-roof estimate, alongside the panel system, gauge, finish, trim, substrate, tear-off, access and required work practices. Ask for the actual project scope rather than assuming a fixed labor percentage applies to every roof.
Dividing an initial cost by an assumed service life can illustrate one comparison, but it is not total lifetime cost or guaranteed payback. Actual life, maintenance, repairs, financing, inflation, disposal, future replacement and resale effects are not included in this simple calculation.
The examples below use hypothetical initial costs and service lives only; they are not current quotes or predictions for a particular roof:
The arithmetic depends entirely on the stated assumptions. Changing the initial cost or actual service life changes the comparison.
The standing-seam example has the lowest initial cost per assumed service year in this illustration. That does not establish the lowest lifetime cost or guarantee when another roof will need replacement.
Exposed-fastener and standing-seam systems have different installation and maintenance requirements. Compare the specific manufacturer instructions, condition, proposed scope and written warranties before choosing either system.
Your expected ownership period is one factor in the decision, but resale value and payback are uncertain. Compare property-specific estimates and the features that matter for the building.
It is the right product on barns, shops, carports, agricultural buildings and detached garages — anywhere the structure is simple, the spans are long, appearance is secondary and a leak is an inconvenience rather than a disaster. On a lot of Cedar Creek and Bastrop County acreage that describes half of what is standing behind the house. We install plenty of it, and it is the correct call there.
Where it goes wrong is on a primary residence with a complicated roof, especially one with valleys and dormers, because every penetration is a future maintenance point and complicated roofs have thousands of them.
Two claims come up in almost every metal roofing sales conversation in Texas.
The insurance credit is real and it is not automatic. Many carriers offer a discount on the wind and hail portion of your premium for a roof with an impact rating, which is measured under the UL 2218 standard by dropping steel balls onto the material from twenty feet up. A Class 4 rating means a two-inch ball left no crack or split on the back side. The size of the credit varies substantially by carrier and it is not granted automatically — you have to send your insurer documentation of the product and the installation. Ask for that paperwork as part of your quote. Worth knowing too: some Texas policies carry cosmetic damage exclusions that treat hail dents in metal as appearance rather than damage, which is a real consideration on a metal roof and one we cover in detail in our guide to roof insurance claims in Texas.
The energy savings are real and modest. A reflective finish over a properly ventilated attic reduces cooling load in August. It does not replace insulation or ventilation, and a metal roof over a poorly ventilated attic still bakes. If someone quotes you a specific percentage off your electric bill, ask what that number is based on.
Metal is where vague proposals do the most damage, because two bids can describe the same square footage and deliver very different roofs. Before you compare prices, make sure every quote states these in writing:
If a proposal will not put those in writing, the price on it does not mean anything yet. That is the whole reason our estimates itemize them.
Roof inspections are free, always, and that includes the honest answer. If your shingle roof has eight years left in it, we will say so rather than sell you a metal roof today.
