South Austin’s Spring Hail Is Still Showing Up on Roofs — 78704, 78745 and 78748

If you live in Bouldin Creek, Barton Hills, South Lamar, Sunset Valley or anywhere else under the 78704, 78745 and 78748 ZIP codes, your roof took a beating this spring. Most of those roofs looked fine afterwards. A good number of them were not.

Hail damage does not announce itself

This is the part homeowners find hardest to believe. A hailstorm strong enough to shorten the life of an asphalt roof rarely leaves anything visible from the driveway. What it leaves is bruising — a soft spot where the impact fractured the mat under the granules. The shingle still sheds water. It just no longer has the life expectancy it had the day before the storm.

What happens next is slow. Granules wash off the bruised spots a little faster each rain. The exposed asphalt oxidises in the sun. Somewhere between six and eighteen months later, the roof starts to fail at those points — usually in a valley, usually during a storm, usually at two in the morning. By then the connection to the spring hail is not obvious to anyone, including your insurer.

What to look for from the ground

Bruising is felt before it is seen. From the ground, look for granule loss in the gutters and uneven, mottled patches on the slope facing the storm.

You do not need to get on the roof, and we would rather you did not. From the ground, in good light:

  • Granules in the gutters and at the downspout splash blocks. A handful of granules after a new roof is normal. A steady accumulation on a ten-year-old roof is not.
  • Dented gutters, gutter aprons, or the metal roof jacks around your vents. Soft metal records hail faithfully. If the gutters are dimpled, the shingles took the same hits.
  • Dents on the AC condenser fins, the mailbox, or a metal shed. Same principle, and easier to see.
  • Cracked or lifted pipe boots. The rubber collar around plumbing vents is the single most common leak point on a Central Texas roof, and hail finishes off boots that were already sun-rotted.
  • Ceiling stains that appeared over the summer — especially a ring that grew and then stopped. That is a roof leaking during heavy rain and drying between storms.

Do the deductible math before you file

Before anyone talks to you about a claim, find the wind and hail line on your declarations page. In Texas it is usually a percentage of your dwelling coverage, not a flat amount. On a $450,000 dwelling limit, a 2% wind/hail deductible is $9,000 out of your pocket before the policy pays anything.

That number decides everything. If your roof needs $11,000 of work, a claim is worth filing. If it needs $9,500, you are filing a claim on your record to net $500. Why waiting is the expensive option

Two reasons. First, the longer you wait, the harder it is to attribute damage to a specific storm, and carriers do decline claims on that basis. Second, and more practically: a bruised roof that gets inspected now can often be repaired. The same roof after another eighteen months of granule loss usually cannot.

There is no urgency to file. There is a real reason not to put off looking.
