In This Climate, Ventilation Is a Roofing Problem

Most people think of attic ventilation as a comfort or energy question. It is both of those, but the reason a roofer cares is simpler: a badly vented attic cooks the roof from underneath.

On a still August afternoon in Austin, a poorly ventilated attic can run 40 to 60 degrees hotter than the outside air. Asphalt shingles are an oil-based product. Held at that temperature for months at a time, year after year, the volatiles cook out of them, the mat becomes brittle, and the roof reaches the end of its service life years before the warranty says it should.

This is a large part of why roofs in Central Texas routinely fail short of their rated life while the manufacturer points at the ventilation and declines the warranty claim. If your last roof did not last as long as you were told it would, this is the first place to look.

The Arithmetic You Can Check Yourself

Ventilation requirements are set as a ratio of net free area to attic floor area. Net free area, or NFA, is the actual open area a vent provides after its screens and louvers are accounted for — not the size of the hole in the roof. Every legitimate vent product publishes its NFA.

The baseline requirement is 1 square foot of net free area for every 150 square feet of attic floor. That halves to 1 in 300 when the ventilation is properly balanced, with 40 to 50 percent of it in the upper portion of the roof and the rest low down.

Worked through on a 2,000 square foot attic floor:

  • At 1/150 you need about 13.3 square feet of net free area — roughly 1,920 square inches.
  • At 1/300, properly balanced, about 6.7 square feet — roughly 960 square inches.
  • Split that evenly and you are looking for around 480 square inches of intake and 480 of exhaust.

Add up the published NFA of what is actually on your roof and compare. A great many Central Texas homes come out well short, and almost all of them are short on the intake side.

Exhaust Can Never Exceed Intake

This is the rule that gets broken most often, and it is counterintuitive. Adding more exhaust to an under-ventilated attic can make things worse.

Air has to come in before it can go out. If your exhaust capacity is larger than your intake capacity, the system cannot draw enough air through the soffits, so it finds the nearest alternative opening instead — frequently pulling conditioned air straight out of your house through ceiling penetrations, recessed lights and the attic hatch. You end up paying to cool the attic.

Intake should always equal or exceed exhaust. When we find an attic running hot, the fix is usually more soffit intake rather than another vent on the ridge.

The Mistake on a Great Many Central Texas Roofs

Here is the one worth walking outside to check. Look at your roof and count the types of exhaust vent you have. Ridge vent along the peak. Turbines. Static box vents. Gable vents at the ends of the attic. Powered fans.

If you have more than one type, they are working against each other.

A ridge vent works by drawing air up through the whole attic and out at the highest point. Put a turbine or a gable vent lower down on the same attic and it becomes the path of least resistance — so instead of pulling air from the soffits, the ridge vent pulls it in through the turbine, which now behaves as an intake. The air short-circuits across the top of the attic and the space below is barely ventilated at all.

The house looks well vented. It has plenty of vents. It is performing worse than either system would alone.

This happens constantly, and almost always innocently. It usually dates from a re-roof: a ridge vent goes on, the existing turbines stay, and taking vents off a roof feels counterintuitive to everyone involved. It is not wrong. Pick one exhaust system and commit to it.

Ridge, Turbine or Powered

Assuming you are choosing one:

  • Continuous ridge vent is what we specify on most replacements. It exhausts along the entire peak, has no moving parts, and works with the natural stack effect rather than against it. It needs adequate soffit intake to do anything at all.
  • Turbines genuinely work and are inexpensive, and they move real volume when there is wind. They have bearings that eventually fail, they can be noisy, and each one is a penetration in the roof plane. Reasonable on outbuildings and on roofs with too little ridge line to work with.
  • Powered fans are the one we most often advise against on a house. They move a lot of air, which is exactly the problem when intake is inadequate — they will happily pull conditioned air out of your living space, and you pay for the electricity to do it. There are cases for them, but they are narrower than the marketing suggests.

Box vents — the small square hoods dotted across a roof plane, sometimes called static vents or louvers — are the fourth option, and the one most often inherited rather than chosen. They have no moving parts and nothing to seize or fail. What they do not do is ventilate continuously: each one clears only the attic immediately around it, so you need several, placed correctly, and the coverage is still patchier than a ridge vent running the whole peak. They stay a sensible choice on a roof with too little ridge line to work with, or a hip roof where the ridge is short. That is why they are such a common sight on older Central Texas homes.

Cost, and When to Do It

Bringing ventilation to current code during a re-roof adds real cost, and Austin’s requirements tightened recently, so on a permitted replacement it is not optional. Done as a standalone job later it costs more, because the roof has to be opened up again.

Which is the practical point: ventilation is cheap during a replacement and expensive afterwards. If you are getting quotes, make sure each one states what ventilation is included and how it meets code — it is a common place for a low bid to be quietly lighter than the one next to it. Signs Yours Is Not Working

You do not have to get into the attic to suspect a ventilation problem. Any of these is worth a look:

  • Upstairs rooms that stay hot well after sunset, once the rest of the house has cooled
  • An attic that is uncomfortable to enter even early in the morning
  • Shingles curling at the edges, or shedding granules noticeably earlier than their age would suggest
  • Rusty nail tips visible from inside the attic — one of the most reliable signs of condensation there is
  • A musty smell, or dark staining on the underside of the decking
  • A cooling bill climbing faster than the weather alone explains

The first three point at heat. The next two point at moisture. A roof can have both at once, and in this climate most of the attics we open have at least one.
