Hail damage roof repair, Manor, TX. Documented inspections across eastern Travis County, on housing that is mostly younger than the roofs around it.
Manor has grown enormously and quickly, and the great majority of its roofs are under fifteen years old. That produces a belief we run into constantly out here: that a newish roof cannot have a hail claim worth making.
It is wrong, and it is wrong in a specific and expensive way.
A newer architectural shingle genuinely does resist bruising better than a twenty-year-old one — that part is true. But hail does not only hit shingles. The vents, pipe boots, valley metal, drip edge and gutters on a four-year-old house dent exactly as readily as on a forty-year-old one, because they are thin soft metal regardless of when they were installed. Those are covered components with real replacement cost, and a house with sixty dented vents and a ruined gutter run is a legitimate claim on a roof whose shingles are perfect.
Nobody looks, because everybody assumes. That is the gap.
Like the rest of east Travis County, Manor is under-reported relative to the west side. Fewer spotters file here, which means a thinner evidence base to point at in a claim and more weight on documentation you gather yourself.
Manor sits on blackland clay, which swells wet and shrinks hard through the summer. Houses on it move seasonally, and the components that show it first are the rigid ones — chimney and step flashing, plumbing boot collars, anywhere the roof plane changes.
Those are already the most fatigued parts of a Manor roof before any storm arrives. Hail does not need to do much to a boot collar that two seasons of soil movement have already worked loose.
We inspect the penetrations and soft metals with the same care as the shingle field, and we will tell you which findings are hail and which are movement, because the repairs are different.
Storm dates and hail sizes come from the NOAA Storm Events Database, which records reports filed with the National Weather Service. A gap in that record means nobody filed a report, not that no hail fell.
