Georgetown asks for two completely different replacement documents. In Sun City the governing constraint is uniformity: thousands of homes built to consistent specifications since the mid-1990s, where a roof that does not match its neighbors is a problem even when it performs perfectly. On the historic square the governing constraint is that the buildings are not shingle roofs at all. They are low-slope sections tucked behind decorative parapets, original metal, and gutters formed into the building rather than hung off it.
Almost nothing transfers between the two.
Where an association sets appearance standards, a roof that reads differently from the ones on either side of it is a problem in its own right. The time to solve that is before the old covering comes off.
Which means documenting the existing product, color, and profile while it is still on the building, then checking what is currently available against it. The roof coming off has been weathering for decades, so the comparison is never between two fresh samples. We carry Owens Corning Preferred Contractor standing, which bears on what can be sourced and on what the manufacturer expects of the installation. No certification makes a weathered roof and a fresh one identical, though, and a document implying otherwise is arranging a disappointment for later.
Approval sequencing belongs in the schedule as an actual step. Where a submittal is required it happens before material is ordered, and the scope should say who prepares it and who follows it through.
Uniform floor plans mean that if an intake and exhaust arrangement is marginal on a plan, it is marginal on every house built to that plan. A repair never reaches it, because what it produces registers on the sheathing overhead in the attic rather than anywhere a repair would be working.
A replacement is when it becomes reachable. Exhaust can be reconsidered as a single coherent type rather than added to piecemeal, intake can be brought up to match it, and the two can be balanced against each other instead of one being increased in isolation. Where a house has accumulated more than one style of exhaust over the years, a reroof is when that gets resolved rather than inherited for another twenty.
The specification should state intake and exhaust together as a matched pair, with the exhaust type named and with what is changing from the existing arrangement spelled out. A new roof described without reference to the attic under it has described half the assembly.
Roofs built to the same spec, on the same pitch, in the same weather arrive at the end of their service life together. In practice replacement here happens in clusters, which carries logistics consequences worth agreeing on rather than assuming: material staging on association streets, container placement, and access for a loaded delivery truck.
The commercial buildings on the square are among the best-preserved Victorian collections in Texas, and the roofing on them is a set of interlocking systems rather than one surface with edges.
A low-slope section does not shed water. It holds it briefly and drains it, so the specification lives in the drainage path, the terminations, and the seams rather than in the field. Where the parapet meets the roof, the counterflashing detail and how it terminates into the masonry are what set the life of the assembly. We install low-slope systems as a Mule-Hide Certified Installer, and the practical value of that on a building like this is that the roof gets specified as a manufacturer’s system with its own required details rather than assembled from parts that look compatible.
A box gutter is structural. Replacing the roof around it and leaving it as found means the most consequential water-carrying element on the building has not been addressed at all. The scope has to be explicit here: whether the built-in gutter is being relined, what it is being relined with, how the outlet is detailed, and what happens if the framing beneath the liner turns out to be compromised once it is opened.
Where original metal is being kept, the work is repair and recoating, and the assessment behind it is seam condition, fastener condition, and coating history. Where it is being replaced, panel type, seam type, and fastening method are three separate decisions with three different lifespans. They get written down individually rather than folded into a line about metal roofing.
Sequencing on the square is a commercial problem before it is a roofing one. Work is phased so a tenant space is never the thing standing between the weather and the inventory, each stage is dried in rather than left open overnight, and material and debris have to move without shutting the storefront underneath. Weather windows matter more on low slope than on steep, because an open low-slope section cannot shed a surprise.
Both sides of Georgetown sit at the Edwards Plateau edge, where thin stony soil lies over shallow limestone and a building ends up supported unevenly rather than cycled up and down by the seasons. If one flashing location has been the recurring problem on a building, a new roof does not change what the structure is doing underneath it.
What it can do is replace a sealed detail with a mechanically held one that can be released and reset when it needs to be. That is a specification choice, it gives up nothing in performance, and it should appear in writing rather than being left to the judgment of whoever is on the roof the day that junction gets built.
A Sun City scope is mostly about matching, ventilation, and scheduling. A square scope is mostly about systems, terminations, and phasing an occupied commercial building. A document that could be handed to either job has not been written for the one it is being used on.
