The clay under Hutto is about as deep as Blackland Prairie gets. Cotton and grain came out of it for generations, and the subdivisions standing on it now are standing on exactly that. The town also filled in fast and recently, which produces a combination worth naming plainly: new houses on ground that had never carried a building, and roof problems showing up well before the age of the covering would account for them.

Sealant is a maintenance item with a service life, and clay does not respect it. A chimney flashing sealed to the masonry face will be pulled at again, and the second failure looks exactly like the first. A two-piece assembly, with base flashing under the roofing and counterflashing separate and mechanically held, can be released and reset when the structure moves without dismantling the roof around it.

The same logic runs through the rest of the document. New step flashing tucked behind the wall covering rather than sealed to its face. Valley metal rather than a sealed valley. Every penetration rebuilt rather than recaulked. The goal on this ground is a roof whose joints can be maintained, because they are going to need maintaining.

Photographs at deck stage

There is a window of a few hours in every replacement when the deck is visible and nothing has covered it yet. On a clay-soil property that window is worth using deliberately.

Photographs taken before dry-in record the sheathing condition, the locations that were replaced, and the state of the framing where it can be seen. If the movement question is ever asked seriously about the house, that is a dated record of what the structure looked like at a specific point, and there is no other opportunity to make one. Once underlayment is down, the deck is not visible again until the next replacement.

Permitting and the calendar
