A stain is rarely underneath its cause

Water does not fall straight down once it is past the shingle. It runs along the top of the decking, follows a rafter, travels the length of a truss chord, and drops at the first low point it finds. The ceiling stain in a hallway can easily originate from a failure eight or ten feet up-slope, and often on the other side of a wall.

This is the single most common reason a repair does not hold. Someone seals the area directly above the stain, the homeowner sees no water for a few weeks, and the next sustained rain brings it back. Nothing was fixed, because nothing above the stain was ever the problem.

So we work up-slope from the evidence rather than down from the roof. Every penetration above the stain gets inspected, not just the nearest one, and where the source is not obvious we will water-test rather than guess. On a roof that has already been patched once by somebody else, that matters even more, because the previous repair changes where water goes next.

The repairs that hold, and the ones that do not

A bead of sealant across a cracked boot collar will stop water. It will stop it for one season, maybe two, and then the sealant will do exactly what the original component did in the same sun. Sealant is a legitimate emergency measure and a poor permanent one, and you are entitled to be told which of the two you are buying.

A repair that lasts replaces the failed component rather than coating it. A new boot instead of sealant over the old collar. Step flashing that actually extends behind the wall covering instead of caulk where it stops short. Ridge vent refastened into framing rather than back into the same enlarged holes in the sheathing. The work is not dramatic and it is not expensive, but it is the difference between a repair and a delay.

When repair stops being the right answer

Three signals move a roof from the repair column to the replacement column, and none of them is age on its own.

The same failure appears in several places. One cracked boot is a repair. Six cracked boots means every boot on that roof is the same age in the same sun, and you will be back for the rest of them.

The deck is soft. Once sheathing has taken on water long enough to lose integrity, a surface repair is sitting on a compromised substrate and will not hold fasteners properly.

Repairs are becoming annual. If you are calling every year, add up three years of repair invoices and compare them against a replacement. Often the arithmetic has already made the decision and nobody has done the sum.

After a storm: repair, or claim?

Not every storm repair belongs in an insurance claim. If the damage is isolated and the cost to correct it lands near or below your deductible, filing gains you nothing and puts a claim on your record for no benefit. A straightforward repair is the better outcome.

Where damage is widespread, or where hail has affected the field of the roof rather than one or two components, the claim is usually the right path and the documentation matters enormously. What you should get with any repair

Photographs of what was found, not just what was fixed. A plain description of the cause rather than the symptom. A statement of whether the repair is permanent or a hold until something larger is scheduled. And the same workmanship warranty that backs our larger jobs, in writing.

Repairs are small work. That is exactly why they are worth documenting — nobody remembers the details of a two-hour visit three years later, and the next person on the roof will need to know what was already done.
