Kyle has been among the fastest-growing cities in Texas for most of two decades, and the bulk of its housing stock dates from 2003 or later. That produces an inspection profile you do not see in older towns: an enormous number of roofs that are not old, are not worn out, and are leaking anyway.
The failures here are almost never material failures. They are detail failures, and they are on a schedule.
A roof in that range has not reached the end of its service life. What it has reached is the point where installation shortcuts stop being invisible.
New roofing is forgiving. Asphalt is pliable, sealant is flexible, fasteners have not moved, and nothing has been through enough thermal cycling to open up. A roof assembled with the wrong details performs perfectly well for years, which is exactly why the shortcut survives: it does not produce a complaint at the time.
Then somewhere around the end of the first decade, the materials that were covering for it stop covering for it. Neoprene has absorbed enough ultraviolet exposure to crack. Sealant has gone brittle. Small dimensional shortfalls have been worked open by ten summers of expansion and contraction. The roof does not gradually decline. One specific detail lets go, and a roof with a decade of granule life left starts putting water in the attic.
The most common one, by a distance. Neoprene collars are inexpensive and quick, and they degrade under ultraviolet exposure. The collar cracks, typically on the sun-facing side, and it does so directly over an open penetration in the deck.
What makes this worse than it sounds is where the water goes. There is no shingle beneath it slowing anything down. Roof water runs down the outside of the vent pipe and into the attic on every rain, landing in insulation, which absorbs a great deal before anything reaches a ceiling. By the time there is a stain, it has been happening for a while. Every neoprene collar on a roof in this age band gets looked at closely regardless of what the rest of the roof looks like.
A valley carries more water than any other part of a roof and it is supposed to be built for that, with metal or with a properly constructed shingle valley. Mastic troweled into a valley is a repair material used as a construction method. It is opaque, so it hides what is underneath, and it is rigid, so it cracks as the roof moves. Water then runs under the mastic in a channel with no drainage path and no way out.
A mastic valley is easy to spot from a few feet away and it is worth reporting even when it is not currently leaking, because it will not stay that way and because it makes the actual valley condition unknowable without removing it.
Where a roof plane runs into a wall, step flashing has to extend up behind the siding or masonry far enough that water coming down the wall lands on top of the metal. Flashing that stops short of the covering looks complete and works backward. Water running down the wall gets behind the flashing rather than onto it.
This one behaves in ordinary rain and fails in wind-driven rain, which makes it a persistent mystery leak. It is also invisible from the ground and easy to miss from the roof unless you specifically examine the relationship between the top of the flashing and the wall covering above it.
A ridge vent has to be secured into the framing at the ridge. Fasteners driven through the vent and the sheathing without finding structure hold at first and work loose over time, and the vent lifts at the ends and along the edges. Then wind-driven rain enters through the top of the roof, which is a location with a direct path to the attic and nothing beneath it to intercept anything.
Ridge vent condition gets checked by hand along its length, since a vent that has loosened but not moved looks entirely normal.
Hill Country storms move east across I-35, which means weather arriving in Kyle has had time to develop before it gets here. Plum Creek, Steeplechase, and the newer sections east of I-35 sit in the path of systems that are past their early stage by the time they arrive.
A post-storm inspection here is not only about hail. Wind damage concentrates at ridges and rake edges, where air can get under a shingle and lift, and it is cumulative rather than sudden: a cap loosens in one storm and comes off in a later one that would not have taken it when it was sealed. Hail damage, by contrast, often produces nothing visible at all on the day. Impact fractures the fiberglass mat beneath the granules, the roof keeps working, and the failure presents years later as a leak with no obvious cause.
Both are worth documenting on a dry ceiling. Dated photographs are the difference between a documented condition and a recollection.
A lot of Kyle housing changes hands, and a lot of it is exactly in the age band described above. A general home inspection typically evaluates a roof from a ladder at the eave and reports that it appears serviceable, which for a twelve-year-old roof is both true and not the answer you need.
The questions worth answering before closing are specific to this stock: what condition are the pipe boot collars in, is there mastic in the valleys, does the step flashing extend behind the wall covering, is the ridge vent fastened into anything, and is there evidence in the attic of water that has already been arriving. Those are answerable in one visit and they determine whether you are buying a roof with a decade left or a roof with a decade left and an active leak.
The ground under Kyle is expansive clay that swells and shrinks with moisture. That movement travels up through the frame and shows on the roof as ridge and valley separation, nail pops in lines, and flashing levered loose at chimneys and wall junctions.
It matters here mostly because it looks like something else. Movement findings on a fifteen-year-old roof read as poor workmanship, and installation findings read as settling, and the two get confused in both directions. The distinguishing evidence is the pattern: movement produces problems concentrated where the structure is moving, while installation problems repeat at every instance of the same detail across the entire roof. A report should say which one it is looking at, because the repairs are not the same.
