The most useful thing to understand about a Pflugerville roof is that the shingles are usually not the problem. Roofs here leak at their joints while the field of the roof still has years of service left in it, and an inspection built around estimating remaining shingle life will walk past the actual defect.

The reason is underneath the house.

Blackland clay, and what it does to a roof

Pflugerville sits on Blackland Prairie clay. It is deep, it is expansive, and its plasticity index commonly runs above 40, meaning it changes volume dramatically with moisture content. Between fully dry and fully saturated, that ground can change volume by something on the order of 15 percent. Roughly a third of Central Texas homes show noticeable foundation movement inside their first twenty years.

That movement does not stop at the slab. It travels up through the frame and arrives at the roof, and when it gets there it does not stretch the shingles. Shingles are small, overlapping, and independent. They tolerate a surprising amount of movement without complaint. What cannot tolerate movement is anything that has to stay sealed across a joint.

Joints, not fields

Everything on a roof falls into one of two categories. The field is the open expanse of shingle, doing one simple job. The joints are the places where two different things meet and a seal has to be maintained between them.

Movement concentrates at joints. That is where an inspection here spends its time:

  • Ridge. Separation along a ridge line is the clearest movement signature there is, because a ridge is a hinge and frame movement opens it.
  • Valleys. Two roof planes meeting, carrying the highest water volume on the roof, at the point most sensitive to the planes shifting relative to each other.
  • Chimney flashing. A masonry chimney and a wood-framed roof move independently and on different schedules. Flashing gets levered loose rather than worn out.
  • Roof-to-wall junctions. Step flashing depends on staying tucked behind the wall covering. Movement pulls it out of that relationship a fraction of an inch at a time.
  • Pipe boots and vent penetrations. Small openings that depend entirely on a seal, positioned directly over conditioned space.
  • Fasteners. Nail pops are the frame telling on itself. A nail that has backed out lifts the shingle above it and breaks the seal strip.

A roof can pass a casual look on all six and still be letting water in at one of them. That is why the finding here is usually a location rather than a verdict on the roof as a whole.

New houses on ground that never carried a building

Pflugerville built out through the 1990s and 2000s on former farmland. That ground had never carried a structure, which means its moisture behavior under a slab was previously untested by anything. Add a house, a driveway, and irrigation, and the moisture regime changes, and the ground responds.

The practical consequence is that roof age is a weak predictor of roof condition here. A ten-year-old roof on a house that has been moving can show joint problems that a twenty-year-old roof on stable ground would not. When an inspection turns up flashing or ridge issues on a roof too young to have earned them, that is worth noting plainly rather than writing off as installation quality, because the pattern of what has failed tells you which explanation fits.

Pflugerville was inside the footprint of the 24 September 2023 hail event, the costliest the region has recorded, with damage across the metro totaling roughly $600 million. It fell after dark, which is the reason a meaningful amount of that damage was never documented. Nothing looked different in the morning, so nobody went up.

Hail damage does not announce itself. Impact fractures the fiberglass mat under the granule surface, the roof keeps shedding water, and the failure presents later as a leak with no obvious cause. A post-storm inspection on a dry ceiling is not a formality, and dated photographs of a roof are worth having whether or not anything comes of them.

Water around the house

Because the underlying problem is a soil moisture problem, where roof water lands matters more here than it does on stable ground. Gutters that discharge at the foundation put concentrated water into expansive clay at one point, which is precisely the condition that drives differential movement. That is a drainage finding rather than a roofing finding, but it belongs in the report on a clay-soil property, because it feeds the thing causing the roof problems.

Buying a Pflugerville house, the question that matters is not how much shingle life is left. It is whether the joints have a history.

A ten-year-old roof with a resealed chimney, a patched valley, or fresh sealant at one wall junction is telling you something. One repair is a repair. The same location repaired twice is a pattern, and on this ground a pattern usually means the structure is moving and the joint is simply where the movement becomes visible.

Those repairs are findable if somebody goes up and looks for them specifically. Sealant of a different age and color than the work around it, mismatched flashing metal, shingles disturbed at one penetration and nowhere else: all of it reads clearly from three feet away and not at all from the driveway. What is worth asking for before closing is less a verdict on the roof than an account of what has already been done to it and where.

What a Pflugerville report should tell you

It should tell you which joints were examined and what each one looked like, with photographs. It should distinguish movement-driven findings from storm-driven ones, because those lead different directions. It should say plainly where the field of the roof stands in its service life, which on a lot of Pflugerville houses is the least urgent thing in the report.

And where something has been repaired before and opened again, it should say so. A repair that has failed twice at the same location is information about the structure, not about the sealant.
