Two things about Buda drive what an inspection finds. The town is downstream of Onion Creek, which means it gets rainfall events rather than just rain. And it grew fast enough through the 2000s and 2010s that entire neighborhoods came out of the ground within a few years of each other.
Those two facts interact. Heavy rain finds construction defects that ordinary rain never touches, and when a whole street was built the same way, heavy rain finds the same defect on all of it at once.
A roof detail that works fine in normal weather can fail completely in a serious rainfall event, and the reason is that the two are not the same test.
Ordinary rain falls at a manageable rate, roughly vertically, and every part of the roof handles a share of it. A real event changes three variables at once. Volume goes up, so valleys and gutters carry more than they were sized around. Angle changes, because heavy rain comes with wind, and wind-driven rain moves sideways and even upslope under the edges of things. And duration extends, so surfaces that would normally shed and dry stay saturated long enough for water to find a path.
That combination beats details that are adequate rather than correct. Step flashing that stops just short of the wall covering sheds vertical rain and takes on wind-driven rain. A valley relying on sealant rather than proper metal handles a moderate flow and overtops a heavy one. A ridge vent works until wind drives water up into it. Undersized gutters cope until the day they cannot, and then the overflow runs behind the fascia instead of over the front of it.
So the useful question on a Buda inspection is not whether the roof is currently keeping water out. It is whether the roof would keep water out in the kind of weather this area actually gets. Those are different questions and they get different answers.
There is a timing argument in that too. An inspection after an event tells you what failed. An inspection before one tells you what is likely to, which on a roof with a marginal detail is the difference between a flashing correction and a ceiling repair. Downstream of Onion Creek, ahead of the weather is the better time to find out.
Garlic Creek, Sunfield, and the developments along the I-35 corridor went up in a compressed window. Subdivisions came out of the ground within a few years of each other, built by the same crews, to the same plans, using the same details, in the same season.
Simultaneous building produces simultaneous failure. Roofs installed together weather together and reach the end of their service life together. More importantly, a detail done a particular way was done that way on every house that crew touched. If it was wrong, it is wrong on the whole street, and it will show up on the whole street in the same weather.
That has a direct effect on how an inspection proceeds. If neighbors are reporting the same problem after a heavy rain, that is not coincidence and it is not a reason to assume your roof is exempt. It is a specific thing to go check, in a specific location, and it is checkable in a few minutes because we know exactly where to look.
It also means an inspection should say whether a finding looks like a one-off or like a pattern detail. Those lead different places. A one-off is a repair. A pattern detail is worth knowing about before the next event, not after it.
Buda is on expansive clay that moves seasonally, swelling through wet stretches and shrinking through dry ones. That movement travels up through the slab and the frame and arrives at the roof as ridge and valley separation, nail pops, and flashing levered loose at chimneys and wall junctions.
The clay and the rainfall are connected. Heavy events saturate soil that has spent a dry stretch shrinking, and the swing between those two states is what drives movement. Which makes roof drainage genuinely important here rather than a footnote: gutters discharging at the foundation put concentrated volume into expansive clay at one point during exactly the events that move it most. Downspout discharge gets noted on a Buda inspection for that reason.
These are two different inspections and it is worth knowing which one you are asking for.
After a heavy rain event, the inspection is looking for entry points and for evidence of water travel. Where did it get in, how far did it move before it appeared, and is the entry point a failure or a design limit that this weather exceeded. Attic access matters here, because water travels along framing and the interior stain is often well away from the entry.
After hail, the inspection is looking for impact: bruising, granule displacement, mat fracture under the surface, and corroborating dents on soft metal like vent caps, gutters, and downspouts. Hail damage frequently does not leak at all for years, which is why it gets inspected on a dry ceiling.
Both produce written findings with photographs. If findings support an insurance claim, one provision worth knowing about in advance is the appraisal clause carried in most policies, which provides a defined route when you and your carrier disagree about the scope or amount of a loss. Hail and wind are weather, not anything a homeowner did, and whether to file is your decision to make with accurate information in front of you.
A Buda report should be specific about location. Not the roof needs attention, but which valley, which wall junction, which elevation, with a photograph of each. It should distinguish what is failing now from what is likely to fail in a real event, because the second category is the whole reason to inspect before the weather rather than after it. And where a finding looks like a pattern detail rather than a one-off, it should say so.
